Services & project fit

Can you handle a full property rehab?

Yes. We consider full rehab projects covering cleanouts, demolition, drywall, flooring, painting, trim and general repairs. We review the property and agree on the scope before quoting.

Do you work on small jobs and larger projects?

Yes. We take requests for individual repairs, larger property-improvement projects and ongoing maintenance. Start with what you need done and we will discuss the fit.

Do you work with apartment complexes, investors and realtors?

Yes. We take requests for apartment turns, investment-property rehabs, pre-sale improvements and ongoing maintenance. Share the full list, property details and target dates so we can review the work together.

Can you help get a rental ready between tenants?

Yes. Tell us about the cleanout, repairs, painting or other work the property needs and your target timeframe so we can review it together.

Can I combine several services in one request?

Yes. Send the full list, preferably by room or work area. Cleanouts, demolition, drywall, flooring, painting, trim and maintenance can be reviewed together. Your estimate will identify the work included.

What if the project is outside your scope?

We will be straightforward about what we can take on. Work outside our equipment, capabilities or qualifications is referred out rather than overpromised.

Estimates & photos

Can I get an estimate from photos?

Sometimes. Clear photos and a description help us understand the work. Larger or more complicated projects may need an onsite visit before an estimate can be provided.

Are estimates free?

We aim to offer free estimates when practical. If your project needs an onsite visit or a different estimating arrangement, we will discuss that with you first.

What should I include when I ask for an estimate?

Include your name, contact information, property location, the work you want done and your approximate timeframe. Tell us whether the property is occupied and include photos if you have them.

What kind of photos are most useful?

Start with a wide view of each work area, then add close-ups of the repairs or materials involved. For hauling or outdoor work, include the access route, stairs or gates. Label separate rooms or areas in your description.

Why are there no fixed prices on the website?

Jobs are quoted individually because condition, size, materials, access and the amount of work vary. Photos may be enough for some estimates; larger or more complicated projects may need an onsite visit.

Do I need to have materials picked out?

No. Start with the work you want done. If you have already chosen or purchased materials, mention them so the estimate can make clear what is included and who will supply what.

Scheduling & property access

Does requesting a quote book an appointment?

No. We first review the project details, determine whether an onsite estimate is needed and provide an estimate. Work is scheduled after you approve the agreed scope.

Can you work toward a move-in or listing date?

Tell us the date and which tasks must be completed first. We will review the scope and availability before confirming the schedule. Submitting a request does not reserve a date.

Does the property need to be vacant?

You can request work at an occupied or vacant property. Let us know who uses the space, how access will be arranged and any work-hour restrictions so we can assess the project.

What if I want to add work after the estimate?

Let us know what has changed. Additional tasks and any changes to cost or timing need to be discussed and agreed before they become part of the job.

Service area & ongoing work

Where do you work?

Our primary service area is Greater Dayton. Tell us your location when you request a quote. We may consider traveling farther for larger projects, depending on the work.

Will you consider a larger project outside Greater Dayton?

Possibly, depending on the location and work involved. Send the city or address and the full project description so we can review it.

Can I ask about recurring property maintenance?

Yes. Include the types of work, number of properties or units and how often help is needed. The tasks and schedule are discussed around your properties.
